What is SARB compliance and how does Dubai Link handle it?

The South African Reserve Bank regulates how much capital South African residents can move offshore each year. Two main allowances exist: the Single Discretionary Allowance (R1 million per adult per calendar year, no documentation required) and the Foreign Investment Allowance (up to R10 million per adult, unlocked by a Tax Compliance Status PIN from SARS). Dubai Link works alongside you and your tax practitioner to plan the transfer, secure the relevant clearances, and time your foreign-exchange conversion. We coordinate with both your South African bank and the receiving Dubai bank so the funds arrive in time for property registration.

How much can I externalise from South Africa per year?

R11 million per adult per calendar year, structured as R1 million Single Discretionary Allowance (no clearance required) plus R10 million Foreign Investment Allowance (requires a SARS Tax Compliance Status PIN). A married couple, both tax-resident in South Africa, can therefore move R22 million between them. Higher amounts are possible by application to SARB but require additional documentation. Most DAMAC properties at the Golden Visa threshold sit comfortably within a single year's allowance for a couple.

What is the UAE Golden Visa and who qualifies?

The UAE offers two long-stay residence routes through real estate, both 10-year renewable. The Property Investor Visa requires AED 750,000 (approximately R3.7 million) of qualifying real estate and sponsors your spouse and children for 2-year cycles, plus parents for 1 year at a time. The full Golden Visa requires AED 2,000,000 (approximately R10 million) and sponsors your spouse, unmarried children of any age, and parents for the full 10 years matching your visa, plus up to three domestic staff and a driver. In both cases the property must be ready or at least 50 per cent complete to apply, and the title deed must be in your name. There is no minimum-stay requirement to maintain validity.

What payment plans are available for DAMAC properties?

DAMAC offers post-handover payment plans on most off-plan developments. Typical structures range from 60/40 to 40/60 splits, with 5 to 10 per cent on booking, the remainder paid during construction, and a tail of 30 to 50 per cent paid over 3 to 7 years after handover. Entry-level apartments at communities such as DAMAC Lagoons start from approximately USD 649 per month under such plans. Cash buyers receive an additional 5 to 7 per cent discount. We will model your specific cash flow against your SARB transfer schedule before any commitment.

Are returns really 8-10% net?

Yes, for studio-to-2-bedroom apartments in mature DAMAC master communities such as DAMAC Hills and DAMAC Lagoons. The figure is net of service charges, property management fees, and Dubai Land Department registration. It does not include any uplift for the absence of UAE capital gains tax, income tax, or inheritance tax, which adds materially to the comparable South African net return. Bayut and Property Finder corroborate this range. Trophy-asset and ultra-luxury units typically yield 5 to 7 per cent net, but compensate with stronger capital appreciation.

What happens at the event and how long does it take?

Each event runs across two or three days with a flexible programme. You can attend a single session or all of them. The headline elements: a private preview evening, an open investor day with walk-through display models of the priority DAMAC projects, a SARB compliance briefing, and one-to-one consultation slots with a Dubai Link advisor. Most attendees spend 90 minutes to half a day on site, depending on which sessions they join. There is no obligation to commit to anything during the event.

What should I bring to the event?

Nothing is required, but a few things make the consultation more productive: an indication of your investment budget, your South African ID, and any existing SARS Tax Compliance Status PIN documentation if you already hold one. If you are exploring the Golden Visa route, bring a list of family members you would include in the application. We provide all DAMAC marketing collateral, payment plan modelling sheets, and SARB compliance summaries on the day.

Can my spouse or business partner attend with me?

Yes. Your spouse, business partner, financial advisor, or any other person whose perspective is relevant to the decision is welcome at any session. Joint registrations are encouraged for spouses planning a Golden Visa application together, since the visa is granted to the property-owning principal and extends to the spouse and children. Please indicate additional attendees on the registration form so we can plan seating and consultation slots.

What happens after I register?

Within 60 seconds of registering you will receive a WhatsApp message from your South African Dubai Link advisor confirming your seat. Two days before the event, we send your event pack: agenda, venue logistics, and a pre-meeting brief covering SARB compliance basics so the in-person time is spent on the questions specific to you. After the event, your advisor remains your single point of contact for any further conversations, with no obligation to proceed.

Is there any cost to attend?

No. The events are free to attend and include all consultations, marketing collateral, refreshments, and SARB compliance briefings. Dubai Link is compensated by DAMAC at the point of sale, which means our service to investors carries no fee. The only thing we ask for is your time, which is why the consultations are kept focused on the specific questions you bring.
